For standard plans, we capture the layout on site and turn it into a clean schematic designed for MLS, property websites, brochures and digital campaigns. When the listing also includes a Matterport 3D tour, the scan gives us a much richer set of spatial data to work from and is our preferred option when the property has a complex footprint.

Accuracy without the square-footage argument
Matterport Schematic Floor Plans & Our Square-Footage Policy
Schematic floor plans are excellent for showing room relationships, circulation and approximate dimensions. When a plan is generated from a Matterport scan, the spatial dataset is especially detailed and gives us one of the strongest measurement references available in our workflow.
But an estimated total floor area can still differ from the number shown in the MLS, Redfin, public records, an appraisal or a prior architectural set. On a multi-million-dollar listing, even a small discrepancy can become a distraction. For that reason, House of Pix removes the estimated whole-home square-footage figure from the delivered static marketing floor plan by default. This policy applies to the files we prepare; third-party interactive platforms control their own displays. The individual room dimensions remain, while the official listing square footage stays with the source your agent or seller has chosen to represent.
What stays on the plan
Room names, approximate room dimensions, doors, windows, stairs and the overall spatial relationship of the property.
What we remove by default
An automatically estimated total square-footage figure that could conflict with MLS, appraisal or public-record data.
Why it matters
The buyer gets the useful spatial information without being presented with two competing answers to the same square-footage question.
Best use
Treat the floor plan as a visual map of the listing. Treat official square footage as a separate representation supplied by the appropriate source.
How it works
Floor Plan Capture & Delivery
A standard floor-plan capture usually adds only a few minutes to a typical residential photography appointment. If the plan is being produced from a Matterport scan, the capture is more comprehensive; a roughly 2,000 sq. ft. home commonly takes around 30 minutes to scan. Standard processing is typically completed within 24 hours, with expedited Matterport schematic processing sometimes available for an additional charge. Ask us to confirm rush availability and timing before booking.
